Key takeaways for the month

  • In December, condos in Portland, Beaverton, and Hillsboro continued to trend similarly to December 2019, while single family homes saw increased activity. With the number of single family homes listed decreasing in December, competition for available homes stayed strong. 
  • The Portland market was strong throughout 2020 and that trend continued in December. We saw a 2% decrease in median list price for single family homes, indicating a touch of seasonal slowdown. Likely, sellers are willing to accept prices lower than in recent months because they’ll still be able to get prices that are much higher than in a usual year. Likewise, sale-to-list price ratio was slightly down but stayed above 100%, showing that sellers are getting what they ask for. Median days on market rose as expected at the end of the year, but came in 64% lower year over year as homes continued to sell quickly. 
  • In Beaverton and Hillsboro, median sale price for single family homes ended the year 9% higher than in December 2019, maintaining a year-over-year gap. Median list price was also up, rising 3% month over month to course correct after dipping close to 2019’s level in November. Despite sellers listing at the high end of the market, sale-to-list price ratio remained above 100%, showing that there are buyers competing for homes.
