Key takeaways for the month

September data shows that the Southern California market is still active with San Gabriel valley and East LA particularly strong. 

  • West LA saw the trend we’ve seen in the past three months continue with some fluctuation but no real slowdown, as is validated by the numbers of properties pending and new listings increasing. Condos are seeing more fluctuation than single family homes, evident in sale to list price activity. 
  • In San Gabriel Valley, median days on market for both condos and single family homes are well below last year’s levels and at a low for 2020 overall, indicating increased competition. The number of properties listed is also up for both property times, showing that sellers are recognizing the traction in the market. 
  • Irvine saw the median sale price of single family homes bounce back after a dip in August. Likewise, list price is up and median days on market are low year over year and compared to July, showing that the market is recovering after a relatively slow spring and summer.
  • Overall, the market in East LA looks flat over the past few months, while median days on market are significantly lower year over year and sale price compared to list price over 100% and rising for the third month in a row, indicating a consistently strong market.
